Woven into the city centre, Sheffield Innovation Spine brings together homes, culture, retail, hospitality and vibrant public spaces. It’s a place where everyday life intersects with creativity, enterprise and community.

With over three million sq ft of development opportunities, the Innovation Spine supports a network of mixed-use neighbourhoods and aligns with Sheffield’s City Vision and Local Plan. These neighbourhoods have their own unique character and identity, offering tailored spaces for each stage of business growth. They are connected by the tram and active travel infrastructure to create a dynamic network of innovators.

COMPLEMENTING SHEFFIELD’S REGENERATION

The Sheffield Innovation Spine complements the city centre’s wider regeneration efforts, including Heart of the City – a £470m mixed-use development masterplan recently completed by Sheffield City Council. Heart of the City features Europe’s largest purpose-built food hall (Cambridge Street Collective), South Yorkshire’s first zero-carbon-ready office building (Elshaw House), a 154-room Radisson Blu hotel, and a vibrant mix of retail, leisure and cultural venues.

In partnership with Homes England, Sheffield City Council is also accelerating the delivery of 20,000 new homes in and around the city centre. This includes £67m already committed to Furnace Hill and Neepsend, enabling 1,300 new homes. Plans for Moorfoot, the Station Campus, and Attercliffe will contribute a further 6,000 homes.

Together, these major regeneration efforts, alongside the Innovation Spine, are shaping a more dynamic and inclusive city centre that young, ambitious businesses are proud to call home.

Strategically aligned

The Sheffield Innovation Spine complements the Advanced Manufacturing Innovation District (AMID), located just two miles east of the city centre.

AMID is home to a number of nationally significant assets, including the Advanced Manufacturing Park and Sheffield Olympic Legacy Park, Sheffield Business Park and the University of Sheffield's Runway Park. It is a trailblazing district for AI, robotics, biotech and quantum computing, driving innovation in clean energy, defence and healthcare.

The Innovation Spine is increasingly acting as a feeder into AMID, nurturing businesses that grow through access to knowledge, technology and talent. This creates a powerful innovation ecosystem where ideas are scaling from concept to commercialisation.

Building on sector strengths

The Sheffield Innovation Spine builds on the wider region’s industrial heritage and track record of innovation. It brings together engineering, science, technology and creativity to tackle global challenges, and encourages collaboration across sectors.

Advanced manufacturing

Recognised as a leader in high-precision manufacturing and advanced materials, the region supports global aerospace, nuclear and defence supply chains through innovations in metals and composites. Boeing, McLaren and Rolls-Royce operate here, alongside the University of Sheffield’s COMPASS project, which advances composites research for aviation and national security.

Creative and Culture

South Yorkshire’s thriving creative industries now generate up to £2bn in economic value and are growing fast. The region shines in areas like film and TV production, music and sound, video games, software development, and live events. This fast-growing sector fuels the local economy and helps shape South Yorkshire’s unique identity and vibrant cultural scene.

Digital TECH

South Yorkshire’s digital sector has doubled in size since 2015, now contributing £680m to the regional economy. The region excels in EdTech, gaming, biotech, AI and data, with standout companies like Tutorful and Sumo Group gaining national recognition. This thriving tech landscape continues to attract talent and investment, reinforcing South Yorkshire’s position as a digital innovation centre.

CLEAN ENERGY

South Yorkshire is a leading hub for clean energy innovation, accounting for nearly 7% of the UK’s clean tech economy. The region’s ecosystem includes ITM Power, the Translational Energy Research Centre (focused on sustainable aviation fuels), the Fusion Technology Facility, and one of the largest district heat networks in the UK.  Additionally, the region supports a growing Small Modular Reactor cluster.

HEALTH AND WELLBEING

South Yorkshire is home to the UK’s largest cluster of medical device manufacturers and is a leader in health and wellbeing technologies. The region also excels in preventative health, genomics, imaging, child health and advanced digital healthcare solutions.
