Sheffield Innovation Spine Investments Unveiled 

Today, 20 May 2026, Sheffield Innovation Spine unveiled five live investment propositions at UKREiiF 2026; the UK’s real estate, investment, and infrastructure forum. 

Following the official launch of the Spine Prospectus a week earlier, Spine Director Charlotte Thompson, is making the case for investment in South Yorkshire to a national delegation of placemakers, developers, government agencies, and investors. This marks a significant shift in pace and opportunity, as the Spine overtly transitions from a 20-year ambition to an active urban innovation district in the centre of Sheffield.

The Spine spans 190 acres across Sheffield city centre. Connecting five mixed-use neighbourhoods and three landmark innovation hubs, it is bookended by Sheffield Hallam University’s city campus and the research, teaching, and commercialisation assets of the University of Sheffield.  

The first 18 months of activity delivered by the Spine responded directly to knowledge-led businesses, sector advocacy groups, and anchor institutions in the region who were reporting a lack of move-on space and insufficient clustering of innovation communities and connectivity within Sheffield city centre.  The Spine focused on understanding the barriers to business growth and designing for density, as well as building a demand-led case for investment.  

A collaboration agreement between core partners, Sheffield Mayoral Combined Authority, Sheffield City Council, The University of Sheffield, Sheffield Hallam University and Sheffield Technology Parks, set out a shared ambition to develop an urban innovation district that would unlock opportunities for people across the region.  

This partnership has already realised 33,000 square feet of lab and workspace in the city centre and embedded the Spine in the Sheffield Local Plan, the South Yorkshire Growth Plan, the South Yorkshire Investment Zone, the Don Valley Corridor, and Northern Growth Corridor.  

The Spine is partner-backed and investment ready, as Sheffield Innovation Spine Director, Charlotte Thompson, explains: “The Spine is an energised urban innovation district in Sheffield city centre. Our rate of change is exciting, and it is clear from the demand we are building and the scale of the opportunity to design for density in the city centre, that now is the time to invest in Sheffield.

This is a partnership with purpose and collectively we are pulling on every lever available to us to bring investable propositions to market. I have had some great conversations at UKREiiF this year, and I have no doubt that I will be busy in the coming weeks and months as we welcome interested parties to the Spine to see the progress and the opportunity for themselves.”
